Realtor vs For Sale By Owner: What To Do in Today’s Market

Buyer demand is at its peak and sellers are in a great position to maximize profit. Rather than selling your property yourself, work with an experienced broker. This comes with many benefits all aimed at making sure you leverage the market to your greatest advantage.

Price for the Home. According to the National Association of Realtors, using a realtor,  generally gets more money from the sale of a home. Many FSBOs use websites, like Zillow, to determine property value. Which results in overpricing or underpricing their properties. The algorithms can’t keep up with a fast-paced seller’s market and are often inaccurate. Marketing. Our realtors have access to the Montrose MLS (multi-listing service) where thousands of buyers can look at your home. Realtors can use a variety of tools including professional photography, drones, 3D virtual tours and videos. Whereas a FSBO typically uses smartphone photos and pays additional money to advertise. If a property doesn’t utilize all the high-end marketing features, it often is overlooked, has fewer offers, and has potential for a lower price point. 

Showings. Listing brokers will schedule showings making it easier on the seller. A FSBO may have to take time off work or travel to the property for showings, sometimes several times a day depending on the number of showings. These are small (but important!) steps that can be the difference between a successful showing and one where the property is eliminated due to less than favorable showing appeal. 

Transaction Management. In today’s market, where multiple offers can exist, an experienced realtor with CBDP can negotiate these tricky situations. Contracts need to be prepared and realtors know the legal ins and outs of a transaction. FSBO’s can set themselves up to be sued if they don’t know the legalities of the sale.

Emotional vs Business Transaction. “Home is where the heart is!” Many memories have been made in your home, sometimes a lifetime of them. Once you decide to sell, your mindset switches from your own memories to the idea of having others create memories in your home. You have put your heart and soul into your home and selling it to buyers who have their own ideas about your home can be extremely stressful. Net to Seller Fallacy. A common argument against listing with a broker is that a seller will net less money because of the commission they have to pay. A FSBO still typically pays the buyer broker commission, but using a real estate professional will, in many instances, produce sales 10-20% higher; increasing the net profit to the seller.
